Evton’s investment management service offers direct access to commercial real estate for institutional and high-net-worth investors, through the Evton Real Estate Fund LP. We focus on purchasing under-valued commercial properties, primarily B-class. Evton is successful because of our disciplined investment philosophy and prudent decision-making, which have resulted in a diverse portfolio of desirable properties for the Fund. In turn, this generates attractive long-term returns and tax-efficient quarterly distributions.

Investors benefit from Evton’s deep experience in real estate investing, and today Evton is responsible for all aspects of each investment undertaken. These services include:
Sourcing and acquisitions. Whenever we consider investment opportunities, we ensure that an acquired property will enhance a client’s overall portfolio return.
Research and analysis. We closely monitor prevailing market conditions and economic trends. When it comes to specific properties, we conduct extensive due diligence – employing our own experience, as well as independent valuations from leading specialists.
Asset management. We manage assets by first determining what will create the strongest revenue opportunities – and then making sure those factors are in place. In the case of re-development, Evton will direct the construction or renovations within established budgets.
Financing. We employ both interim and long-term debt financing to provide optimal leveraged returns, within reasonable investment parameters.
Disposition. With our trusted relationships in the industry, we’re able to market properties effectively, and can then reinvest or distribute proceeds to investors.
Communication and reporting. Our clients deal directly with Evton’s partners, and always receive reports and other communications in clear, understandable language.

Our Guiding Principles
In addition to co-investing with our clients, we adhere to these core principles:
Conservative pricing. We never pay more than an asset’s intrinsic value in a specific market, buying below market-replacement cost whenever possible.
Added value. We seek opportunities where we can add value through intensive asset management.
Strong Cash Flow. We seek assets that produce strong and consistent cash flow.
Prudent financing. Whenever possible, we use a conservative amount of debt leverage on a non-recourse basis.
Responsive decision-making. We make decisions quickly on specific opportunities – not merely market trends.
Defined exit strategy and options. For each investment property, we create clear strategies for profitable development or divestment.
